Fees and Remuneration

Fees and Remuneration

Please note that for a real estate transaction conducted by Iris Dea Ltd or its agents and staff , the owners

(seller or lessor) and the client (buyer or tenant) MUST remunerate Park Lane Properties Ltd as follows :

1. FOR A SALE : 2% of the sale price + VAT, payable by the terms agreed in writing or by email or WhatsApp or SMS messages or at latest at the signature of the deed of sale .

2. FOR A RENTAL (fees payable at the signature of the lease agreement) or as agreed in writing or by email or WhatsApp or SMS messages :

  • Leases of a minimum of 12 months : one month rent + VAT (non refundable fees in case of early departure of tenant) .
  • Leases of less than 12 months : 10% + VAT of the total lease amount of the rental period, payable at each renewal .

Fees and Remuneration are payable by BOTH parties , the seller/lessor and buyer/tenant .

General  Conditions  Governing  the  Sale  of  Properties

  1. Two % (2%) + VAT , brokerage  fees , based  on  actual  price  of  property , payable  by  both  parties ( buyer  and  seller )  at  the  time  of  sale , irrespective  of  whether  the  owner  is  known  to  the buyer/seller/lessor/tenant  prior  to  the  site  visit  and  of  Iris Dea’s agents or representatives’  presence  at  the  time  of  signing  the  contract .
  2. Brokerage  fees  payable  by  the  seller  and  the   buyer  , does  not  include  cost  of  Publicity , Survey (arpentage ) , transcription , registration duty , Notary  fees , Site – Plan , Photocopy , Postage , Design , Renovation  or  any  other  service , which  has  to  be  paid  for  separately , irrespective  of  whether  the  sale   has  been  effected  or  not .
  3. All  fees  should  be  payable  at  latest  on  the  day of the sale , in front of the all parties (buyer , seller , Notary , broker) . A  penalty  fee  of  10%  is  applicable  after  this  date  until  the  15th  day  following  the  sale   agreement , after  which  the  matter  shall  be  forwarded  to  an  attorney  at  law , for  further  action .
  4. The  Agency , shall  not  be  responsible  for  any  re-evaluation  of  the  property  by  the  Government  Valuation  Office , Banks , Insurance  Companies  or  any  other   institutions , which  determine  the  actual  value  to  be  lower  or  higher  than  the  sale / rent  price  agreed  between  the  two  parties , and  consequently , the  Agency  will  not  entertain  any  request  to  review  its  brokerage  fees .
  5. It  is  hereby   brought  to  the  attention  of  all  buyers  and  sellers , that  it  is  strictly  forbidden  by  law , to  declare  the  price  of  a  property  at  any  other  value , other  than  the  actual  sale  price  , as  declared  on  the  sales  deed .
